Hi everyone,

With sadness I am leaving the current room I reside in so need to find a replacement in this friendly, cosy house. Please see details below:

- great location; massive supermarket 3-4 min walk (lots of corner shops/takeaways as well), gym a 1 min walk, Acton Town tube station a 4-5 minute walk, lots of bus links 2 min walk!
- lovely neighbourhood with very friendly neighbours
- bills not included

Room is available to rent from either 5th June OR 5th July, depending on how quickly you can pass the checks/referencing.

Estate agent has also asked that the new tenant:
- has no guarantor
- not be in a probationary period at work
- earn 2.5 x the annual amount of rent (3 times if self-employed)
