Hi there- I'm Harry and I'm looking for two new flatmates to join me as my current ones are moving out.

About the flat:
The flat is a spacious, modern, three bed flat split over two levels. Downstairs we have a good sized kitchen, a separate living room, and a bathroom with a toilet, shower and sink. Upstairs are the three bedrooms, and another bathroom with a toilet and sink only.

Both bedrooms come furnished with a double bed, a wardrobe, and a chest of drawers. Both bedrooms also have plenty of space for a desk. Bedroom 1 is slightly bigger than bedroom 2, and therefore a bit more expensive.

Bedroom 1: 941.03 per month.
Bedroom 2: 911.03 per month

For full transparency, for my room I pay 878.03 per month, making the total rent for the flat 2730.09 per month.

Bills: Split equally between three.
Broadband: 29.66 per month (9.89 each)
Council tax: 187.00 per month (62.33 each)
Water: 43.30 per month (14.43 each)
Gas: Obviously varies throughout the year, but usually somewhere from £20-£50 per month (6.66-16.66 each)
Electricity: Usually around £40 per month (13.33)

So in total bills come to around £330 per month between three people, so around £110 each.

Our landlord, Brad, is great. He's been prompt in addressing any issues, of which there have been very view.

Location:
Flat is located between Brixton and Camberwell on Coldharbour Lane.
Loughborough Junction train station: 5 minute walk.
Brixton tube station: 15 minute walk
Denmark Hill overground station: 15 minute walk
Several bus stops on Coldharbour Lane.

Nearest shop (Nisa): 2 minute walk
Ruskin park: 5 minute walk
Nearest gym (puregym or easygym): 15 minute walk.

About me:
I am 28 years old and from Devon, England, been living in London for the past 5 years. I work in sales for a tech company. Usual routine is going into the office three days a week (Monday, Tuesday, Thursday) and work from home Wednesdays and Fridays.

Most evenings I like to get out the flat and do something, whether its going to the gym, going for a run, or meeting friends for dinner. On the weekends I like doing something active, such as playing football, playing tennis, going for swims, hikes and so on, and then meeting friends for a drink. Once every few weeks I spend the weekend at home in Devon. All that said I also enjoy the occasional night in with a takeaway and a film!

As a flatmate, I'm respectful, tidy, sociable, and clean. While I often have plans, I'm also up for hanging out now and again and watching a bit of TV together.

About you:
I'm looking for two young professionals who are sociable and friendly, but also have their own interests and routines. Keeping a clean and tidy flat is important to me, and I hope it is for you too.

While I enjoy a drink or two, I'm not a party animal. If you're someone who likes to stay out late drinking every weekend, this might not be the best fit. Equally, I'd also prefer not to live with someone who is unsociable and rarely leaves their room- ideally looking for someone like myself who strikes a balance between socialising and having personal space.

Logistics:
I am going to be doing viewings over the next couple of weeks. starting today - 19th May, although I will be away from 24th-27th May. I need to make a final decision by Wednesday 5th June, so you need to be able to commit by then. You will be able to move into the flat from Wednesday 6th August.

Requirements for the landlord:
1. Proof of identity- two forms of id (one with photo)
2. Utility or bank statement - proof of current address
3. Confirmation of employment and salary - salary needs to be at least 2.5 times rent (this is around 28k per year)
4. Previous landlord reference
5. Agreement to have credit check
6. Security deposit: £963
