Bright double room-quiet location close to station

Hello, I'm looking for a lodger/housemate for my lovely maisonette in Leytonstone.

It's a good sized double bedroom with built in storage and new carpets.

On the top floor are two other bedrooms, the smaller of which is set up as a home gym which you would be welcome to use.

The bathroom is in need of a bit of a makeover but has a large bath and a decent shower.

Downstairs, there is a large modern kitchen and an ample lounge with a small balcony.

The flat is on the second floor of a quiet block of flats tucked away from the main road. It's a two minute walk to Leytonstone High Road Overground station and 10 minutes to Leytonstone central line tube. There are also some nice shops, bars and cafes nearby.

I'm Matt the live-in landlord, I'm 37 and I work 3-4 days a week as a primary school teacher. I moved into the flat over a year ago and have been renovating it since I moved in. As it's virtually finished, I'm now looking for a lodger to share the place and hopefully enjoy living in Leytonstone as much as I do!

I'm pretty open minded about who I live with having been in different house shares in the past but would like to live with someone who is sociable and is up for a chat but has their own stuff going on as well.

I'm only looking to rent to an individual so no couples I'm afraid but pets are considered.

I smoke/vape (it's a long story) but can do this on the balcony or in the kitchen. I'm out of the house a fair bit but also in a fair bit too!
