We are renting out a spacious, fully furnished double room, it's the second bedroom in our newly renovated 3-bedroom home with garden.

We are a professional couple and have a little child/toddler, he will be 3 in September

Our last tenants, a lovely couple, both doctors, have just moved out in May to move into their own flat, after their upcoming wedding. We got on really well and had been living together for 8 months, with a good mix of social and private time, and we hope to find a nice person again.

The entire house is newly renovated and architect-designed, equipped in modern, minimal design.

Rooms:
The house is on 2 floors - there are 3 bedrooms in the house on the top floor and one large lounge, plus an eating area and a large kitchen on the ground floor. Bedroom 1 is our own bedroom, bedroom 2 is the guestroom, which we are renting out, bedroom 3 is where the little one sleeps.

We have one large bathroom upstairs and a second toilet downstairs.

Bathroom:
There is one large bathroom in the house and it is shared. It is not en-suite and it is not your own bathroom.
We had many guests staying in the room who were looking for an en-suite., mostly ladies and couples, and they were all happy and comfortable with the bathroom, including the Japanese Toto toilet, and you can also lock the bathroom from inside.

Space: and Storage
There is plenty of natural light in the house, a large exercise area in the lounge with garden view for yoga, pilates etc.
In the room there is plenty of storage, under the bed, inside the large wardrobe, on top of the wardrobe and in the chest of drawers. We also have extra storage under the staircase and a garage for large items such as suitcases or anything not used so often etc.

Working From Home:
The room is set up with large double-sized desk and office desk chair, wifi and even a small tv with Netflix and Amazon Prime and bluetooth connection.

Bills Included:
All bills are included (Council tax, heating, water, electricity, internet, Netflix, Amazon Prime Video).

Child at home
We have a toddler, he will be 3 in September and is he a happy boy; he goes to nursery, swim class and other activities and likes dinosaurs and fresh mango. We had many guests staying with us, through Airbnb and Spareroom, short stays and long-term, and everything was perfectly fine with the little one in the house. He is mentioned in reviews on AirBnB!
He understands 3 languages, German, Farsi and English.

Kitchen - Modern, minimal design, with integrated appliances, washing machine, dishwasher, induction hob, microwave/oven combination, large fridge/freezer. Lots of pots, Ninja pans, wok, hand mixer, indoor grill, toaster etc. No need to bring anything, it's all here.

Eating area - with extendable table and chairs, facing the garden.

Lounge - large West Elm 5-seater sofa, TV, small weights, space for yoga, pilates with mat etc.

Garden - Modern furniture with sofa and chair, sun chairs for sun bathing, jasmine, green bushes, small palm trees etc..

Bathroom - Japanese Toto toilet washlet (a bit like an integrated bidet, but better..) , large (German) shower, towel rail, large mirrors, integrated storage
The door can be locked from inside, all female guests were happy and felt comfortable.

The area:

We are in Maida Vale - great connections for tube and busses, you can also walk to Notting Hill (Portobello Road), St. John's Wood, Paddington, Bayswater or Abbey Road. .

Transportation from the nearest tube stations, Westbourne Park and Maifa Vale, is really good towards Baker Street and Waterloo and further South, Mayfair, the West End, the City, Canary Wharf or going further West towards LHR.

Located in a quiet, secure and well-maintained gated residential complex with large communal green space for residents. Burlington Close is off Elgin Avenue, a green space you don't see from the main road.

We are in between (5-10 minutes walking distance) 2 tube stations - Westbourne Park (Circle Line and Hammersmith and City Line, and Maida Vale (Bakerloo Line). Commuting to Paddington, Hammersmith, Baker Street, Kings Cross and Oxford Circus is straight forward.

There are several bus stops outside the house, number 18, 31, 36, 228, 328.

A 3-minute walk from the house you find many supermarkets, also plenty of shops for fresh fruit and vegetable, several butchers, post office, cafes and restaurants.

There are many eating places around, including fast food and several restaurants in walking distance, including in Maida Vale

Within walking distance are also the canals of Little Venice, Abbey Road and St. Johns Wood.

A green park, Paddington Recreation Ground is a short 5-6 minute walk from the house, in the park there is a runnign track, gym and many tennis courts. There are 2 large pools nearby and Regents Park is not far.

A bit about us:

We would like to share our house with one professional, female preferred, couples are welcome, no pets, long term would be great.

We are a professional couple, peaceful, friendly and hospitable, well travelled with a broad cultural and linguistic background. I work in Compliance, 3 days office, 2 days from home, Bahar is an architect, freelancing and getting back to the office and also looking after the baby.
