Double room in garden flat in Tooting

My flatmate is moving out and I need someone to sign a new tenancy agreement with me! I’ll be signing a 2 year contract, but you can break it after a year.

It’s a double room with most furniture included - my current flatmate is willing to leave her desk/chair and storage unit behind if you’d like that. Bills aren’t included, but come up to around £130 per month each.

The flat is on a really quiet street with permit parking available if you have a car. 10 minute walk to Tooting Broadway station, 15 mins to Tooting Common and really near to big supermarkets, shops, restaurants etc.

I’d love to live with someone who’s looking to make this place their home, and would like to form a friendship with whoever moves in, rather than just living in our rooms all the time! I’m always happy for a catch up over a coffee or a glass of wine, and would love to find someone up for the same. I work from home 2/3 days a week and in the office the rest of the week. I’ve lived here for the last 2 years and have really loved it, and the landlady is lovely and very responsive.

I do have a small dog as well (last photo), so you’d need to be a dog lover! She is fully house trained and is hypoallergenic (doesn’t shed), so no need to worry about dog hair everywhere.
