Huge double room available in friendly flat in Tooting Bec, right opposite the common.

My partner and I are moving out of this wonderful room in Tooting Bec and our room is up for grabs.

The room:
- it’s a huge double room, great for couples or those wanting a bit more space. It has a king size bed, 2 x wardrobes, chest of drawers, chair and large desk included. We are also looking to sell the small sofa, ladder shelf and bed sides tables if of interest. The room also has a large ensuite. There is loads of storage in the eaves too. The room also has its own entrance door which can be accessed from the main stairwell in the block.

The flat:
The room is on the top floor and the only room upstairs, there is a mezzanine outside the room which works well for a desk space. There is large communal living area, nice kitchen and balcony which (just) overlooks the common. There is a large communal garden in the development, it’s part of Heritage Park. It’s roughly 10 mins from Tooting Bec tube (northern line), bus stop 2 mins outside flat, 5 min walk to lido and about 20 min walk to Tooting Broadway or Balham.

The flatmates:
You will be sharing with Will and Sam, both also from SpareRoom. They’re both in their mid / late twenties and are very easy going. Sam is mainly in the office, Will works from home most of the time. Have own things going on in London and friendships group but always up for a chat / watch the football.

The details:
- rent is £1250 a month
- Water / council tax / wifi is paid direct to the landlord £46.33 a month
- electricity is paid separately, works out about £45 a month (if splitting between 4 in the flat, would be a little more if 3) although imagine this will start coming down into summer
- you would be taking over our contract which is until Jan 2025, but option to extend
- it is a managed property but the landlords are also involved and responsive!
- parking permit and secure bike storage also available
- Move in date by 4th June, if you need earlier let us know as we may be able to make something work.
