Double Rooms in Peckham/Nunhead

I have one double room to let as a current housemate has moved out for a new job. The property is a lovely Victorian two-storey, three-bedroom, terraced house with an extension at the back for a bigger kitchen and an ensuite bathroom for one bedroom, so the main bathroom is only shared between two rooms. It's great value for this part of London and I have lived here for five years and been very happy!

The house is on a road less than five minutes from Queens Road Peckham station and close to Nunhead, with access to trains, London Overground and central Peckham a short walk away. It's close to some good restaurants, pubs and all that's going on in Peckham but the road itself is fairly quiet most days. The road is free parking and there is usually a space outside.

The house is sunny and really spacious with wooden floors throughout; there's a big living room with a working fireplace, as well as a full-sized kitchen and open-plan dining room. At the back is a garden including fruit trees, rosebushes and occasionally a neighbourhood cat or two.

The room itself is a medium-sized double with plenty of character, available immediately.

The rental period runs until August 2016 and is renewed on a 12-monthly basis thereafter. Ideally I am looking for housemates who would stay for the full term but shorter-term tenants aren't ruled out. Most of the bills are fixed and are included in the price listed, although if we go crazy on the utilities there might be a top-up (but this is unlikely. Although I have said "no" to couples in the options we would consider living with the right couple, if they think the room is big enough!

I am a 31-year-old lawyer; the other housemate is a developer for a startup.

The owner is a live-out private landlady who lives nearby.
