The available room

I am moving out of the largest room in this lovely, newly refurbished three bedroom flat (to live with my boyfriend, otherwise I wouldn't want to leave!). It is on the first floor of a very secure Arts and Crafts style building in Clerkenwell.

The entire flat was completely refurbished in March this year. Oak floors throughout, brand new kitchen with dishwasher, washing machine and tumble drier, modern bathroom with walk in rainfall shower, and a large separate living room with dining table and two big sofas. There is also a communal garden with picnic tables, great for summer BBQs.

The available room is a large furnished double, with a bed with lots of underbed storage, bedside table, chest of drawers, full length mirror, and spacious wardrobe, all new this year. It has a large sash window so lots of natural light.

Current flatmates are two American guys working in the City. Looking for somebody fun, sociable and easy-going and who is happy to hang out as a flat but also leads their own life.

The flat is in a great Zone 1 location, within walking distance (5-15 minutes) of Farringdon, Barbican, Angel, Old Street and Chancery Lane stations, in a trendy area with plenty of bars, restaurants and cafes, and directly opposite a Tesco and Waitrose.

There is street parking outside - you can purchase residents' and visitors' permits.

There is no agent which is great, and the landlord is very flexible and accommodating. There are some fees of £150 for the initial move-in. After this though, there will not be any fees to renew your contract if you choose to stay. Contract must start on or before 1st September
