Large warehouse style room in heart of Shoreditch

Hello Spareroom hunter,

We have a massive double room in a brilliant flat in the best location in London available on 27th July. Flexible a couple days after.

The flat:
Warehouse style with exposed brick, hardwood floors, open plan kitchen/living.
3 bed/1 bath over 2 floors.
The room available is on the top level, off the street (courtyard-facing), and is huge! (as pictured).

Curtain Road is right in the centre of all the action in Shoreditch. Lots of pubs, clubs, restaurants, gyms (Frame is just down the road), and shopping right on the doorstep. Shoreditch High Street station is a couple minutes away, Old Street is under 8 minutes, and Liverpool street is 8 minutes walking distance. Plenty of bus stops close by as well. Whilst the room is in the heart of Shoreditch it faces into the courtyard so is very quiet.

You will be sharing with 2 friendly professional females in their 30s with busy lives outside of the flat. We are looking for a 3rd with all the normal human qualities desirable in a flatmate- someone who is considerate, tidy, easygoing, pays rent on time, and someone who has a life outside of the flat but can share a laugh at home as well.

The monies:
The rent is due monthly in advance on the 1st and is £862. 41.
Deposit £774.
Bills on top of this are the usual suspects (amounts are approx per person)-
monthly: Council tax (c. 40), SKY TV/Wifi/phone (15 for tons of channels, unlimited wifi and free calls including long distance to landlines. We’re happy to discuss this one as we rarely watch tv and would be happy to look for a different package).
ad hoc: elec, gas (not sure exactly but nothing shocking; no more than 20/month)
Water is billed bi-annually (35 for 6 months not due until jan 2016). And TV licence yearly in advance is due end of this month (48. 50/year).
Cleaner monthly 6. 67/month and we like to keep it clean ourselves in between.

The room comes unfurnished; however the exiting flatmate is interested in selling her bed, wardrobes, desk, shelves, bedside tables and other room furnishings. Please consider if this suits you and let us know in your reply. Prices to be negotiated directly with her. The rest of the flat is fully furnished (including big screen telly).

The agency wants an outrageous reference/admin fee which will need to be paid in advance. 295. Sorry: S. Will require passport or driving license, Bank statement, Utility bill dated in the past 4 weeks.
