In a spacious duplex apartment to share with two flat-mates :
a warm, double, en suite bedroom with its own door to a private bathroom. It's in a clean, quiet, 3-bedroom flatshare between Camden Market, Hampstead Heath and Primrose Hill.

All bedrooms have double-glazed windows, built-in wardrobes, bookshelves and a desk.

The spacious kitchen/diner is warm and sunny and has a farmhouse table, washing machine and tumble-dryer. The separate living room is a quiet and comfortable retreat. There is a 'reading room' with books to choose from. There is also a secure bicycle-shed in the front garden.

The 2 flat-mates in situ would like to share with (a) friendly, sociable person(s). We are not party people, but like having a drink and/or meal together now and then. We are professionals, working from home from time to time.

Belsize Park, Camden Town, Hampstead Heath and Primrose Hill - all a 10/20-minute walk from the house - have great bars, pubs and restaurants, as well as Everyman, Curzon and Odeon cinemas. There is also the Roundhouse Theatre on Chalk Farm Road nearby and the Jazz Cafe on Parkway in Camden Town.

This duplex apartment (garden maisonette) is halfway between Parliament Hill Fields (Hampstead Heath & Royal Free Hospital) and Regent's Park & London Zoo (Primrose Hill) and near stops for buses 24, 27, 31, 46, 168 and 393.
The 24 and 168 bus go through Bloomsbury, the university hub in central London, to LSE, UCL and SOAS, Lincoln's Inn Fields, etc. The 46 bus takes 10 minutes to King's Cross and St Pancras station (to Luton and Gatwick Airports) and to the City.

Chalk Farm underground - direct to the City - and Kentish Town West British Rail stations are about an 8/10-minute walk from the house. Camden Lock Market is a 15-minute walk down the road, yet this is a very quiet home, due to Grafton Terrace being a no-through road.

The rent of £1600 pcm includes monthly bills for broadband wifi, council tax, TV licence and water. Only energy bills are not included; these come to about £50-60 per calendar month x 3 flat-mates in summer and about £70-80 in winter, depending on how high you turn the thermostat.

For a couple, the rent would be an additional £100, i. e. £1700 pcm and the energy bills shared by 4 rather than 3 flat-mates, whether the 4th is a human or furry animal.

There are no extra hidden charges.

This real home-from-home would suit (a) tidy, NON-SMOKING professional(s) or post-graduate researcher(s). You'd be expected to contribute to keeping communal areas clean and tidy.
