Good morning/afternoon/evening (delete as appropriate).

We have four double rooms available in garden flat the heart of Camden town from 6th Feb. The flat is a 4 bed period conversion, on a quiet residential street just off Chalk Farm Road.

The flat is in an AMAZING location, a stone's throw from Camden High Street, Stables Market, Camden Lock and The Roundhouse. 5 mins walk to Camden Town and Chalk Farm tube stations, 7 mins walk to Camden Road and Kentish Town West overground, and loads of buses and nightbuses from the end of the road. 10 mins walk to Regents Park and Primrose Hill. Although the flat is so close to all the amenities of Camden, we do not get bothered by any noise as it's on a quiet residential street.

About the flat:
2 story flat with own entrance and garden. There is one main bathroom, one separate toilet and one separate shower room (so there are never any dramas in the morning). Decent size living room, and well equipped kitchen with washer dryer and all other mod cons. The flat currently has fibre optic wifi and Virgin TV (with BT Sport). Best of all, we have a large private garden which is great for bbqs in the summer (weather permitting!)   
The flatmates are all currently moving out at similar times (1 to Dubai, 2 with boyfriends and one moving away) so this presents the perfect opportunity for friends who are looking to move in together.

About the rooms:
Double room with brand new double bed, closet and storage space. Includes furniture (1x chest of drawers, 1x shelving unit)

Boring bits:

We need someone to move in on or as close to the 6th February as possible as this is when the tenancy will be renewed (as rent goes out on the 6th), with one person nominated as lead tenant who pays the combined rent as a house (rather than people all paying separate rent for their rooms).
You will need to have landlord and employer references before moving in.
Bills aren't included in the price. It's usually £50 pcm for EDF energy bills, £120 pcm for council tax and £22 for TV license (and we currently have Virgin Media although we will cancel it unless you specifically want to keep it). Overall, it ends up being about £720 - £740 per person every month (that's with us paying £60 on Virgin Media).

6 week deposit of £877 required (which will happen when the paperwork is signed (we will probably on 7th Jan for the move-in date of Feb 6th) so you'll have a month before having to pay another payout i. e. first rent payment) before move in and the Landlord insists on cash unfortunately so do make sure that you are able to pay the £887. The rent goes out on the 6th. The house is managed by a letting agent, who are really good/glorious...they're quick to sort out any problems. The room is for single occupancy, no couples.
