2 great rooms in a spacious, friendly house share

If you are after plenty of space, a friendly atmosphere and wonderful flatmates, this is your place!

Sadly two of us will be leaving our house share at the beginning of next month. We have two large, south facing double rooms for rent in an exceptionally spacious four bedroom Victorian house close to transport links. The moving in day is the 2nd November.

The house is just a 7 min walk from the Balham underground (northern line) and overground with fast connections to Victoria and London Bridge stations.
If you don’t know Balham already, it boasts great pubs, bars, restaurants and cafes with a lively atmosphere all nights of the week. There are two large supermarkets; a Sainsburys and Waitrose both approximately 3 min walk from the house. Balham, Tooting and Wandsworth commons are all within walking distance with tennis courts and a lido and Balham Leisure Centre's gym and indoor pool only a 15 minute walk away.

Room 1
------
The room is very large with space for a double bed (or larger!), chest of drawers, desk and plenty of space to spare. It comes un-furnished but with a built-in wardrobe. It is at the back of the house so there is no road noise. It has windows on two sides; the larger is south facing and looks out over the garden getting plenty of sunlight during the day.

Room 2
------
The room is big and you will have plenty of room for a double bed, chest of drawers and desk. It comes unfurnished but there is already a built-in wardrobe. You will find it really spacious and very cosy as the south-facing window looks onto the garden. It is in the middle of the house so there is no road noise.

The house
---------
You will be positively surprised by the size of our house. It has high ceilings and the whole of the ground floor is dedicated to the kitchen/dining/lounge shared spaces.

Lounge
------
Our cosy lounge enjoys two sofas, huge bookshelves and a wood/coal burning open fireplace where you can comfortably relax. We have a large TV with the full Sky package.

Bathrooms

The house has 3 toilets, with one en-suite. The main bathroom is shared between three people and has a raised roll-top bath and a powerful separate shower.

Kitchen
-------
The kitchen is equipped with a cooker, microwave, two fridges, a gas hob and a dishwasher. It also enjoys an enormous wooden-topped kitchen island and a dining table for eight people. The kitchen opens onto 25m long garden, which is partly paved.

Utility rooms
-------------
We have a separate utility room where we keep our bikes and laundry.
Additionally, the house benefits from plenty of extra storage space such as a storage room, basement and conservatory (where we store gardening tools and the washer/dryer).

Garden
------
The garden is 25m long, south facing and well maintained. We have all the garden necessities such as a shed, several BBQ sets, a fire pit, chairs & tables.

The housemates
--------------
There are 2 of us, both professionals in our 20s/30s. The house is very sociable, but typically quiet during the week. You can expect occasional small gatherings.

We are looking for sociable, tidy professionals between 25-40 years of age.

Bills
----
Monthly bills are £150 and comprise council tax, gas, electricity, water, cleaner (once a fortnight), broadband and Sky TV.
