Hi,

The room:

A part furnished double room available from March. The room has double bed (a real one not the futon in the pictures)in it but can be removed if you come with your own. There is also a built in wardrobe with loads of space. No other furniture in the room at the moment but I have a spare bed side table available and chest of drawers/desk easily picked up from one of amazing local charity shops if you are on a budget! Believe it or not my beautiful (I think so anyway) Chesterfield sofa was found in a charity shop as was the handsome dining room table. Bargain! You would simply be replacing current flatmate so 6 month break clause would be in May, however, contract is a year if you wish to stay until November and beyond.

Me:

I am 26 and work in Buying (fashion stuff) at the moment. I love the area and also love the flat. It has been a lovely cosy home to me for 9 months now and I am super excited for some warmer weather again so we (future housemate and I) can make the most of the lovely garden/patio out the back where I like to have bbq parties, grow veg and eat my breakfast in the sunshine! I am a sociable being and love to go to the pub, host a weekly film night (not in the flat don't worry), have friends over etc...I also swim a lot so out most week nights. Love to cook and hang out of an evening also though. Bottle of wine on the go...good movie etc.

Future housemate:

I would welcome anyone who is considerate and smiley! It would be amazing if you prefer to listen to music or play games (I like risk and guess who!)over watching tv, like to cook and also be fed, like your films and a good chat now and again. Perhaps even a trip to a local pub now and again. However, if you are a private being and prefer to hideaway...that's OK too. All I ask is that you sort your tin cans from your leftovers as I am pretty hot on recycling- not in a crazy way though!

Monies (the nasty bit):

Rent is £595 a month. Deposit is also £595. There would be a small contract charge with the letting agent but not sure exactly what that is yet. Bills generally come to about £120 each and is only a little on the high side because of the council tax :(. What you get for living in 2 bed I guess. I think the positives outway this though...having only one other flat mate means that quite often the flat could be free at the weekend for lots of friends to come stay (dining room table hosts 8 so lovely for dinner parties!), its never cramped in the kitchen and bathroom is always free!

Location:

Literally 30 secs walk to Clapton station so its really easy to get to Liverpool Street as well as Hackney Downs, Bethnal Green etc..., Buses are awesome for some reason so can get to Stoke Newington, Hackney Central and Angel really easily. Angel bus continues to Victoria so if you prefer to ride the double deckers this is handy! Its a 15 min walk to Stokey, about 30 to Hackney Central and the flat is surrounded by lovely parks, pubs and shops. It really is a lovely location.
