2 small rooms for one person - £340 for both

First Room "The Bedroom"

*Please read the below carefully before arranging a viewing so there is no missunderstandings and wasted time on both sides. Thank you!*

We have two small rooms (approximately 3. 5 x 2. 5m and 4 x 2. 5m to be used by one person) in three floors terraced house with a garden.

The rent is 340pcm without bills.
Additional costs per person:
-council tax around 50 pcm;
-broadband and water 25 pcm;
-electricity max 40 every two months( depends on a season, it's gas heating and double glazed windows :) ).

The house is located 10mints walk from Honor Oak Station. There are 15mints rail trains to London Bridge and an Overground 20mints to Shoreditch High Street.
Bus connections to New Cross, Lewisham and Central London (Waterloo and St. Pauls).

Honor Oak Park is an up and coming area with local organic cafes, nice bars and boutiques.

The house is is situated on a hill overlooking Blythe Hill Park with great views towards Canary Wharf.

The offered rooms are unfurnished but they have inbuilt small wardrobes and there is quite a lot of storage space in a house including the garage.

We rented the whole property last year as a group of friends and one of us is now moving out with her fiancé. She used to use those two rooms one as a bedroom and the other as an 'office'. They are both situated on an top floor next to a bathroom and another room. One (the bedroom) is situated to the west and the other to the east with a view over a park.

The house is quite nice and cosy but it does not have a living room. The first floor below accommodates two other rooms. The kitchen diner is situated on a ground floor with a door coming out to a garden.
There are two toilets one with a bathtub.

We are looking for someone who will fit our house well so it feels more like a home. We are all friendly and easy going but we also have set up some rules in a house so we can enjoy living together without a frustration:) therefore we would appreciate if the new person would be able to respect the cleaning rota and individual schedules.

And sorry, although we would love to, no pets are allowed :/

The room is available from the 27th of September and the lease expires in May the 27th, subject to further extending the contract.

The new person would be part of a contract with the Landlord.
