Double room in friendly flat by Highbury Fields

Hi there!

I am moving out of this lovely flat and I need to fill my space in my lovely Highbury home!

We have a bright, quiet, furnished room for rent in a lovely 4 bedroom flat in Highbury. The room is a double and comes with closet storage space.

You’d be sharing with three lovely ladies aged 30- 34 years old Maathini, Katya and Christina.

We all enjoy a really friendly space together, as well a wine and the odd movie/dinner/trivia night! We all also enjoy our own privacy, so aren't in each others pockets. It's definitely a flat that feels like home. We aim to keep the place clean and share house responsibilities.

The room comes with a double bed and mattress with under bed storage. There is also a large built in cupboard/wardrobe just outside the room that would be for your use only - it can also fit drawers inside if more storage space is needed. As the room is at the back of the block overlooking the garden area, it's very peaceful! There is also space out the back or in the basement if you have a bike that needs storing. All our neighbours are really friendly, so you'll feel part of the community in no time!

The flat is in SUCH a great location - a 5 minute walk to Highbury & Islington Station (Victoria line & Overground) and a 7 minute walk to Holloway Road (Piccadilly line) - we're pretty much right in the middle of both. Drayton Park and Arsenal stations aren't far away either. From Highbury station you can get the overground across the whole of London and there are excellent bus connections on Holloway Road (which is at the bottom of our road) or Upper Street.

We're also a 30 second walk from Highbury Fields - it's such a beautiful open space perfect for running, playing tennis or catching up with friends. Clissold & Finsbury Park are both close by too, so we're spoilt for choice!

Angel/Upper Street is also just a short walk away where there are lots of bars, cafes and independent shops. There is a Better Gym 1 minute walk from the flat and a cheaper Energie gym a couple of minutes away. Tesco, Sainsbury's and little Waitrose are all a short walk, with a big Waitrose, Morrison’s and Lidl a little further (15mins walk, but has great bus routes too).

The flat has 4 bedrooms, 1 open plan kitchen/lounge which has lovely French doors that open onto a little balcony. There are shared gardens out the back too which are really quiet and pretty! We have 1 full bathroom including a great shower (strong pressure and hot), toilet & sink and 1 separate toilet/sink too which is very handy!

The rent is £682 + bills which come to roughly £100 a month and include everything. The deposit is £812 and would be paid to the outgoing tenant (me, Aarushi) directly, though that amount is kept safely in a Safety Deposit Scheme. The tenancy would start from 10th May. Rent is paid directly to the landlord on the 1st of each month, so no agencies are involved. Your first payment will be on June 1st, and the payment for May is a pro-rata amount of £546, bills included, and can figure out the easiest way to sort that with the chosen tenant (likely just pay me)!
