Spacious room with balcony in Waterloo

Newly refurbished flat with an amazing kitchen, a stone's throw from Waterloo Station. Lying just off of Lower Marsh, the area is very pleasant and surprisingly green for somewhere so central, with small parks lying on Waterloo Road and the nearby Southbank, as well as a picturesque courtyard, which the balcony overlooks.

The bedroom advertised is the largest and has plenty of space for a desk or sofa. The wardrobe provides plenty of space for clothes, with drawers on one side and two sets of rails on the other, while a built in cupboard is convenient for storing boxes and other things. The bed is really comfortable, thanks to a brand new mattress and there are bookshelves above the bed and desk, with space for one more that the landlord is willing to buy and install.

I also have a 32 inch Samsung, which I bought in 2011. It is a decent TV (RRP £600, I paid £450) and is attached to the wall opposite the bed. Price is negotiable, if you'd like to buy it, and hinges mostly on your taste in cinema.

The kitchen is incredible. Belfast sink and high quality oven and lots of surface space. If you love cooking, it's great, although, admittedly, there isn't a huge amount of storage space. As you can see, there are several freestanding shelves that the landlord has bought. The vast majority of belongings pictured there are mine, leaving whoever takes the room with lots of space for food, cooking utensils and the like when they replace me.

The bathrooms are great, with easy to clean tiles on the walls and a very good power shower.

The flat is generally warm. I have had my radiator off permanently since moving in two months ago and anticipate the balcony becoming very useful in the summer, as opening the door lets lots of air in.

I've been really happy with this place and am only moving because of a desire to travel for several months this summer. If you work nearby, you can save money on transport by walking, as I do. This has helped to offset the cost of the rent for me.

There is a good combination of places to shop nearby, with two Sainsbury's on The Cut and Waterloo Road, a Tescos two minutes away, an Iceland one minute away and the wonderful Greensmiths thirty seconds away. There are kitchenware shops, a few good cafes and restaurants and a Saturday market on Lower Marsh.

Walking across the river into Soho and Covent Garden takes twenty minutes and, if you're into that kind of thing, Bleecker Street are currently opposite the Southbank Centre serving up what is arguably the best burger in London. Ask for the Bleecker Black. It's an off menu item. You'll thank me for it.

Please feel free to message me with any more questions about the flat. I haven't included a picture of the hallway. There's a cupboard in the corner, but that's about it.

As you can see, we keep the place looking clean and respectable. We are sociable and get on well. The usual stuff.

Finally, you will be required to replace me on the landlord's contract, which is a twelve month one starting on February 15th of this year (so, ten months left) and pay the full rent out of your account on the 15th of every month, collecting the remaining amount from the other two flatmates. They're very nice and won't make this difficult. Promise. The same goes for bills. Currently, they are all in my name on direct debit, so I will need to cancel these and give you the details.

I am relaxed about when I move out. It can be very soon or in the next month or so. It all depends on who I find to replace me and if they are happy with the rent and bill paying arrangements I have just explained.
