South-facing, middle floor room. For a single person despite the double bed. There is wireless broadband, a TV cable plus a nice big modern desk. Computer chair, if wanted. WC next door plus bathroom with bath/shower on the ground floor.

The rent includes all the utility bill, community charge and internet.

Transport links are great. It's a 2 minute walk to Kilburn Park, [Zone 2] Bakerloo Line and an overground station to Euston is a 5 minute walk. Food shopping is very convenient. The Tricycle Theatre and Cinema is an easy walk, as is Paddington Recreation Ground, and the vibrant Queens Park with its Farmers' Market.

I will pass on some useful well-intentioned feedback I got from a viewer. He said I should emphasise the room is more spacious and airy than it looks in the photo with a big window and high ceiling. When you open the window you don't hear traffic, you hear trees rustling and birds singing. He really liked it, but it did not fit with what he wanted. He wanted somewhere very modern with laminate flooring and stainless steel and granite worktops. If this is what you want, then don't waste your time with my place since it is not modern in that way.

It's a friendly busy house and would suit a self-reliant sharer. If you wanted Monday - Friday then I'd consider reducing the rent.

I go away several times a year for a few weeks at a time so you need to be comfortable with that and be a reliable person that I can trust. I am more into the arts than sport, but I do enjoy walking and gardening and watching tennis.

There is street parking if you get a Brent Council parking permit.
