Spacious, bright dbl attic room in 5bed Vic House

Hi, we are housemates: Thomas (English, works for an insurance company as an actuary); Will (American, product manager at a research firm); Rob (English, Accountant, works for The Law Society) and Greg (Irish, consultant at a big 4 accounting firm).

We are a friendly group of people between 24-31 year old. We have joined our house share at a different time and enjoy each other's company.

The house is located with a convenient transport link from our place to our work place and other parts of London and International Eurostar train station and major airports.
One of our housemates has just moved out after nearly 2 years stay in the house. We are looking for a professional for the vacant room as soon as possible.

It is a very nice quiet good sized bright double bedroom with a walk-in wardrobe on the top/attic floor of the house (Note: the pictures on the ad cannot capture the size and the light of the room), furnished with a double bed, drawers. Although it is a room, but it feels like a flat on its own floor within this period house.

Our place is a 3 storey Victorian house with a lot of character in a tree-lined street just off Holloway Road. The house has 5 dbl bedrooms on the 1st, 2nd and attic floor; a common area is located on the ground floor of the house and comprises a lounge, dinning area and a newly fitted kitchen on the ground floor with a door open to a pretty garden with a built-in BBQ, a new modern 3-piece bathroom, a new modern separate shower room (on the landing), a separate cloakroom/toilet and some storage space.

The house has wooden floor throughout (partially laminate flooring in the bedrooms) and the stairs are carpeted with high quality sisal. Fast internet access.

Logistics:
3-5 min tube/busses/shops/large supermarkets/restaurant/all other facilities on Holloway Road and within walking distance to more shops/restaurants on the Upper Streeet or Camden Town.
The nearest tube station is Holloway Road/Piccaddily Line (approx 5 min walk) or 7-10 min walk to Finsbury tube /Victoria Line. Convenient buses from the property are 17, 29, 43, 91, 153, 253, 259, 271, 393.

We get on well in the house, we enjoy BBQ in our garden ... and go out from time to time together, but we also appreciate our private arrangements.

We prefer to share our house with clean/tidy, considerate and happy housemates who care for the house, don't smoke and do not have pets/kids in the house.

The rent for the room is £200pw ex bills (£866. 67 per calendar month) excluding all bills for a single occupancy (no couple/no twin).

The contract term is 1 year; deposit of £897. 27 (= 1 month rent £866. 67+ 1 month council tax currently £30. 60).

Reference are required (but these are the things you will deal with the landlady directly).
