MASSIVE Double Room in Euston - £767 pcm only!

Hello there! My name is Margaret. I am a current tenant in this amazing apartment in Euston. It's 5 mins walk to Euston tube station and 7 mins walk to King's X station. If you'd like to check on the map, postcode is NW1 1HN, it's about 200 metres behind the British Library. Convenient bus and underground links whichever direction you go.

There is a Nisa supermarket just few steps away. There's also M&S and Sainsbury's Locals at the Euston station.

Most importantly, I am looking for a flatmate who is clean, tidy, conscientious and pays bills on time. I mostly cook at home and tend to clean the dishes immediately after cooking. I am extremely clean and tidy myself, so I expect my potential flatmate to respect this and take up the responsibility of weekly cleaning. Usual common sense and consideration will be great.

There's no anti-smoking clause in the contract, perfect if you are also a smoker!

BEDROOM: Room size is approximately 360 x 342 cm. There is an extra window sill space of 120 x 93 cm. It comes with a double bed, built-in wardrobe, desk, chair and shelf. The landlady is flexible with the furnishings. If you don't like the current bed in the room, I have a spare Ikea double bed that you can swap, please see photo. If you wish to request new desk or what not, we can discuss further at the viewing. The builders will remove the carpet and install wooden laminate flooring as with the rest of the apartment. It will be very easy to clean.

KITCHEN: Massive kitchen, biggest I've seen in Central London so far. Excessive storage space in the cupboards, so perfect if you are bringing lots of kitchen utilities. The oven and microwave are only 3-months old. The flat comes with a small under-counter fridge however I bought a big fridge-freezer myself, you are more than welcome to share it. The walls and ceiling will be re-painted.

There's no living room. There's a glass dining table in the kitchen as an eat-in area. If you do invite friends over sometimes, do give me a heads-up then I can cook beforehand and leave you guys to enjoy the evening.

BATHROOM: The bathroom is being renovated at the moment. New bath and toilet will be installed, floors tiles will be replaced. Everything will be new and shiny.

STORAGE ROOM: There's a good-size storage room for non-daily items such as hoover and suitcases.

RENT: £767 per calendar month - it's a really good price. The rent had remained at £750 for the last two years, the landlady only increased it by £17 per month in the new tenancy, which is also why I choose to stay on. Huge bargain guys!

BILLS: Electricity and Gas are both PAYG top-ups so depends on usage. £20 top-up of either would normally last a week to 10 days. We can split the electricity and gas by taking turns to top-up. Water is paid monthly, it's approximately £30 per month per person. Broadband contract has ended so I will look for wifi deals and update you when nearer the time. Last but not least, Council tax is with Camden, it is approximately £45 per month per person.

CONTRACT: The flat is currently undergoing renovation work, so new tenancy will start on the 7th August 2014. As I already lived here, the agent has agreed to charge less as a contract renewal (as opposed to double the fee of signing a whole new contract). You and I will each pay £72 for agents fee.

The contract is one-year long with the standard 6 months' break clause. As long as you can find a replacing tenant to take your place you will be allowed to leave early, the new tenant will pay £144 change of tenant fee.

Due to renovation, I'm not able to post more useful photos. Best if you come by for a viewing and see it for yourself.
