Double room for professional in Kentish Town

A lovely furnished double room with wooden floors is available in a three-bedroom maisonette flat in the heart of Kentish Town. It's a great flat which I have happily lived in for two and a half year, but I'm leaving the flat to set up on my own!

The room will be free from 6th October with 9-months remaining on the current lease.

Here's the information I expect you'll want to know:

The Room
The available bedroom is the largest in the flat - a spacious double room furnished with a bed, twin wardrobe and 4-drawer chest of drawers.

The Flat
The flat is a maisonette on the top floors of a 1930's flat block, with a kitchen, living room and dining room on the entrance floor, and three bedrooms upstairs along with the shared bathroom. The living room gets great evening light as we're higher than the other buildings around and the flat is always nice and warm as the heating is included in the rent!

The Flatmates
You will be sharing with two professional males - one Kiwi and one Spaniard. They are both very friendly and easy-going and are looking for someone similar to share the odd beer or bottle of wine or maybe join them at the gym!

Bills
The rent includes heating and hot water, with all other bills covered separately (around £80-90 additional per month).

The Area (in case you don't know it)
We're a 3 minute walk from Kentish Town tube station. We're sandwiched between Camden Town to the south and Hampstead Heath to the north (about a 15/20-minute walk to each)which is great for a wander or a run.
There are lots of good bars, pubs, coffee shops and restaurants in the area, and it's really well connected to the rest of London by whatever mode of transport takes your fancy.

Upfront costs/requirements
The letting agent will need references from previous accommodation and will apparently need you to be in full-time employment OR have someone act as a guarantor. The upfront cost we have quoted under 'Security Deposit' includes the referencing fee (£60), contract administration fee (£150) and deposit (£990).
