RENT/BILLS Rent is £686 pcm (council tax (we're band C), and other bills average ~£100 pcm). Rent is reviewed annually, so this is set until April 2025. The letting agency will require you to go through reference checks (proof of income and a ref from a former landlord/agency etc). The deposit is 5 weeks rent - you will be put on the contract and added to the deposit protection certificate.

LOCATION/TRANSPORT: Peckham Rye Station is a 10 minute walk away, Denmark Hill Station is 15 minutes walk away, and there are buses into central and to Oval Tube Station (Northern Line) at the end of the road. Burgess Park and Peckham Rye Common are both about a 15 minutes walk away. Camberwell and Peckham shopping areas are both 10 mins away. South London Gallery is literally at the end of the road.

CONTRACT: You will be taking a spot on the contract which is a joint tenancy which existing flatmates for a year from April.

ACCESSIBILITY: We have a telephone entry system. The flat is on the first floor (up a stairway, unfortunately there is no lift), there are also 6 steps to the front door from the street. The flat is split over 2 levels (3 steps).

ROOMS: The bedroom is at the front of the house with a big window, which in summer is lovely as it lets in lots of light. Pleased to say that the blinds are pretty much black out though so you’re not going to be woken up by 5am sunrise in June. Room is ~12 meters square - it's narrow but long.

It currently has a double bed, built-in wardrobe, two chests of drawers and freestanding shelves. Previous homeworker flatmates have worked in it or from the spacious living room next door. The living room has a large dining table, chairs, two sofas, coffee table and lots of bookcases with a huge collection of comics, graphic novels and books if that takes your fancy. There’s also metal lockers outside for bike storage. The kitchen is a very decent size for one person to cook in at a time, we don't tend to cook in parallel. We have an electric oven with four gas hobs, combined fridge freezer, microwave and washing machine, all new within the last five years. The bathroom has a shower, bath and toilet. There is also a shared, garden with garden furniture accessed downstairs through a backdoor in the building.

PEOPLE: You would be joining two others in their 40s Loz and Jeff. Loz is a librarian who likes reading, tv shows, going for long walks and is also the owner of the expansive book/comic collection. He has been in the flat the longest - about 7 years. He works 9-5ish usually, but also some weekday eves and Saturdays and usually has one day off mid-week each week. Jeff moved in about 2 years ago and works in IT at a school in Lewisham. He likes cycling, films, legal activism. He’s also good at replacing complicated light bulbs and unblocking drains, so very handy all-round if you’re practically challenged like myself (Loz). He works weekdays.

YOU: I think the house would be perfect for someone who is in their 20s-40s and who has got their own social life and wants somewhere chill with respectful housemates.

The room is vacant, so you can move in as soon as references are checked and deposit clears.
