Room to let

This is a lovely double bedroom in a newly refurbished house close to Streatham Common station. It is available from start of Sept. You will be sharing with one professional female (me). My previous housemate moved out as he relocated to Portsmouth.

THE HOUSE:
The house is in a quiet residential road less than 5 minutes walk from Streatham Common station.

I've owned the house since 2012 - since then have completely renovated the property, including the garden. The house is light, bright and decorated in a neutral, fairly minimalist style. Downstairs there is a modern kitchen (fridge / freezer / washer-dryer / dishwasher) and a lounge / dining room which has french windows out to the patio & garden. Upstairs there is the bathroom (great shower, bath, sink, loo and storage), two double bedrooms (mine and potentially yours) and my study.

The front drive has off-road parking for two cars. Parking on the street is unrestricted and free which makes it easy to have visitors.

At the rear, there is a lovely 20m garden which I spend a lot of time on. It has a patio seating area, a lawn, a veg patch and lots of flowers. The garden is a real sun trap so it's a great space for relaxing and BBQs - I try to keep it looking nice all year round.

I might be slightly biased, but I love the aspect of the house... the sun beams in through the front windows all morning, passes over the house between around 11am and 1pm and shines through the rear windows all afternoon and evening until sun down. There are often beautiful sun sets over the garden in the evening.

I have lovely neighbours on both sides, a family and an elderly couple. As I own the properly, I would hate to upset my neighbours so this room is not suitable for someone who wants to party / play loud music; it's much more suited to someone looking for tranquility.

THE ROOM:
The room is a double, at the rear of the property, with views over the garden. There are in built wardrobes across one wall of the room so there is a huge amount of storage space, including drawers and hanging space. It is a very light, quiet room but there is a black out blind so once that is down it's perfect for getting a good night's sleep. Other than the bed and the inbuilt storage there is one low storage unit with 2 deep drawers - if you wanted to get more furniture that wouldn't be a problem at all.

PETS:
I have two short-haired, tabby cats called Fester and Igor who are about a year old. They have sinister names because they were rescue kittens that were found in a graveyard. They are very friendly and affectionate. I love having them because it makes it seem like the house misses you when you go out and welcomes you when you come back. They are completely toilet trained, they do their business outside and I have a cat flap which they can always use. Occasionally the cats bring in 'surprises', mainly frogs, so I'm quite good at frog rescue missions which involves picking the frog up in a tea towel and putting it back outside.

RENT & BILLS:
The room is £600 pcm which is a good deal for a room and house of this quality. The monthly bills are £135 pcm on top. The deposit is one month's rent (£600) this will be kept in a Deposit Protection Scheme for the duration of the tenancy.

ABOUT ME:
I am a hard working professional female who works in a secondary school in near Clapham. As I eluded to above, I'm a keen gardener. I love the outdoors - I'm also into climbing, kite surfing and cycling. I like socialising; I'm a fan of rock music and live comedy. I love red wine and pale ales :-) I'd like to share with someone who is tidy, considerate and easy going. It would be lovely if we could socialise together on occasions, but very much have our own independent lives.
