Double room in fun female house in fab location
Three fun loving girls looking for a 4th girl to share their beautiful and well-kept Victorian home in Clapham Junction with original features such as stunning tiled floors and fireplaces.
They are a sociable bunch who enjoy cooking together, going out or just chilling. Ideally our fourth housemate will be sociable, considerate, easy going, clean and tidy……but mostly loves a bit of banter!
A room has become available in this lovely house due to buying a property. All girls work in marketing but doesn't mean you have to! They are a fun bunch with a work hard, play hard attitude and are looking for a new girl to add to the group.
The room itself is at the back of the house overlooking the garden. It is the smallest of the house but also the cheapest and most time is spent in the communal areas. It is fully furnished with a double bed, wardrobe and chest of drawers.
As you will see from the pictures the house has:
Living room
Dining room - generally used for drying clothes but can be used to entertain
Kitchen - includes a dining table and leads to the garden
Garden - small but it's London. Gets the sun in the morning until early afternoon and has a lovely furniture set for sitting outside
Four bedrooms over two floors
Two bathrooms over two floors so two people share one bathroom
It is a fantastic location hence why I've stayed for over four years. Two minute walk to the stunning Clapham Common which we personally love in the summer for sunbathing, alcoholic picnics or a game of rounders! It's a seven minute walk to Clapham Junction station for trains and overground. Clapham Common tube station is about a 20-25 minute walk or 5-10 minute bus ride. Less than five minutes to Asda, Tesco, Waitrose or Marks & Spencer. If you don't know the area Clapham is brilliant, tons of shops, cafes, restaurants and bars including the popular Northcote Road. Most the time there's no need to leave the area!
I'm moving out earlier than the tenancy ends by two months so initially it is a two month rental but either everyone will stay or some might leave which means the search would begin to bring in new people.
Rent is £690 per calendar month and plus bills which normally come in around £100 a month. Everything is spilt fairly four ways. Bills cover: heating, water, council tax, TV licence, Virgin package with internet, house & content insurance, most importantly a weekly cleaner plus kitty money for things needed in the house.
As the property is managed by an agency there are costs involved in moving in. Referencing costs £120 and if you haven't been in your job long or not from the UK you'll need a guarantor. Contract costs are £210 and if you renew at the beginning of December then there will be a tenancy renewal of £150 divided by 4 (last years price and awaiting confirmation from the agency). A deposit is also required which is £945 and one months rent up front.
Move in date is 1st of October which is the weekend so works out well. I'll be moving my things that weekend too so it'll be a busy weekend.
