We are looking for a new tenant to take over the single room on Thursday 1st October.

The available room is a single with own bathroom (toilet, basin, mirror, shelf, and a separate shower room). In the single room there is a bed (with under bed storage), wardrobe, drawers. large mirror and shelving. Bedding, linen and towels are included. Note that the desk in the photo is available but right now the room has a set of drawers/dresser in its place - which is much more practical,

Our loft apartment (on the top floor) is warm, safe, comfortable, clean and right in the centre of the city. We are near to St Pauls, Ludgate Hill, Blackfriars Station, City Thameslink Station, St Pauls Tube Station. We are near to all the shops you need.

We have a shared living room with TV, dining table, big couch, chairs, balconies.

Our kitchen is fully fitted and includes dishwasher, washer/dryer, oven, stove, microwave, toaster, blender, cutlery, pots and pans, fridge etc.

We have central heating so its always toasty and hot water is plentiful. We also have unlimited broadband and a cleaner comes every fortnight.

The current tenant in the master bedroom with ensuite is a lovely Portuguese girl, professional who works in finance.

The lounge and both bedrooms have balconies.
The lounge has a dining table that could seat 6 people.

Smoking is only allowed on the balconies.

The Neighbourhood:
The neighbourhood is nice and quiet on the weekend and during public holidays as it is a business district.

You have a choice of 4 small supermarkets in the area. Plus larger supermarkets within 10-15 mins walk.
There is a barber next door and a coffee shop.

There are Barclays bike hire stations close by. You can have a spa, steam, sauna, swim and gym at Ajala spa - a 2 minute walk - for 25 pounds.

The Thai restaurant on our road is very good and we are surrounded by many great restaurants and bars. We are also near to a mall called One New Change. It has many nice restaurants and bars also. We are a 3 minute walk to City Thameslink station which will take you to Gatwick Airport or Brighton. London Bridge and the Borough markets are a 10 minute walk over the bridge as well as the Tate Modern and Shake spears Globe. Soho is a 20 min walk. Its two stops to Kings Cross on the Thameslink train. Buses to Covent Garden take 10.

The apartment is rented by CHOICES Property. We aren't sure whether that will be a 6 month contract or longer.

There will be a charge of £165. 00 inc VAT for the new Agreement. Its £90 for the referencing. The new incoming tenants must each pay an equal share of the deposit (1. 5 months
rent). Rent is £1000 pcm.

Bills are separate and are approx. £115 pcm. this includes council tax, unlimited internet, gas/electricity, water tax, and a fortnightly cleaner.
