Double room in a home-like and well-kept houseshare in the lovely village of Codicote, ideal for Stevenage, Welwyn, Hitchin and Luton. Relaxed professional 35-55+ males (IT, engineering, consultancy) are looking for a similar mature, tidy housemate who would appreciate sharing with other respectful grown-ups in a village location.

The room is furnished with double bed, bedside table/drawers, wardrobe and TV point.

There's lots of living space with a 13m2 lounge with TV/DVD and sofas, plus a second 13m2 reception/conservatory/dining room.
Well-equipped kitchen with a washer/dryer, microwave, fridge, freezer, hob and built-in oven. Garden with patio for BBQs. Plenty of parking and big lockable secure shed for bikes etc.

The housemates are considerate and tidy and tend to work quite long, non-standard hours, or go home to their families at weekends. The location is a peaceful residential area so it is ideal if you have a non-standard working pattern and sometimes need to sleep during daytimes. Great for travel to Stevenage / Hitchin / Welwyn Garden City / Luton, with easy journeys through the lanes, missing the A1M and other main route traffic, (less than 10 mins by car to Stevenage, Hitchin, Welwyn WGC and Hatfield).
Being in a village location, you'll ideally have a car or bike, although there are some buses. However, most of what you need is within walking distance; supermarkets, PO and chemist/butcher/other shops, 3 pubs, restaurants, an indian and chinese.

Rent includes council tax and wireless broadband; the utility bills are extra (split between 4, so not bad). Crockery/utensils/ironing board and iron etc are all provided.

Smoking ok outside only.

1 month security deposit. Fees are low to cover costs only - a £45 referencing fee is payable on entry and £60 fee on exit but there are no other admin, inventory, lease ... charges. Short term let possible at normal rent +10%, plus readvertising fee £95.
