ABOUT THE FLAT:
We are situated on the top two floors of an end-of-terrace Victorian property, which has four bedrooms, two bathrooms (one on each floor), a large open and bright living room/diner, and kitchen.

The flat is well-connected; we are around a 5 minute walk from Swiss Cottage tube station (Jubilee Line), and Chalk Farm/Belsize Park (Northern Line) are about a 15-20 minute walk away - both of which are 24 hours at weekends and a number of night buses will drop you around the corner.

In terms of the local area, there are countless supermarkets, shops, restaurants and cafes around here - as well as a leisure centre (gym/classes/pool/climbing wall/spa), the Hampstead Theatre, an Odeon (IMAX) and a Vue cinema, Primrose Hill, and Camden's nightlife is a stone's throw away.

Permit parking is available on the street (fees payable to the council) which one of us already benefits from.

ABOUT THE ROOMS:
Both rooms are on the bottom floor of our flat and are next to one another.

One is a large double, which comes with a double bed, triple wardrobe, bookshelf, desk, and a (disconnected) fireplace. This is 693.00pcm and is available now.

The other room is a small double which has a double bed, a double wardrobe, and some shelves. This room is 600.60pcm and is available now.

ABOUT THE FLATMATES:
Toby and Marley are childhood friends from Cambridgeshire. Both are 22 and have 9-5 (ish) jobs at a hospital near Euston and in re-insurance in the City respectively.
They are both into the usual things you'd expect of 20-something males, i. e. football & other sports, nights out, and music.

ABOUT YOU:
You'll be of a similar age as the other two flatmates, friendly, clean, and up for socialising from time-to-time. Sometimes we work longer hours and are not around as much and sometimes we keep to ourselves - it's a fairly relaxed flat. We're afraid that we won't be considering any couples, although two friends who want to view both rooms together are more than welcome.

FINANCIAL & MISCELLANEOUS INFO:
The rent is 693.00 per calendar month for the large room.
The smaller room is 600.60pcm.

Rent is payable on the 1st of each month.
Bills come to around 80-100pcm.
A deposit of 750 or 850 will need to be paid (depending on the room you take).
We have a lovely letting agent on board who is very responsive and on the ball with any maintenance issues.
There will be a tenancy fee of 90 per person and referencing will be 50 per person, which is pretty reasonable for a Central London agency!

Looking at having this all firmed up ASAP and ideally by early December before everyone dashes off for Christmas.
