One room of a two-bedroom flat. I use the other one and own the flat.

Room has a double bed, desk, bookcase and a large wardrobe/storage. The kitchen/living room and bathroom is shared.

100% furnished - would suit someone not bringing a lot of homeware with them.

Pets: dogs, no; a house-trained and well looked-after cat, yes; others, please ask.

Smoking: not indoors, but outside is ok as long as not below the widow of the upstairs neighbour (they are asthmatic and that's only considerate).

Two minutes walk to the nearest gym and supermarket. Not far from several breweries, the Lea Canal, restaurants, etc.

About 30 mins by bus and tube to Oxford Circus and about the same by overground through Hackney to Liverpool Street.

Utilities I split 50-50, unless it's a part-week rental. Broadband, TV licence and council tax is included (free for you) though.

Parking: there is on-street parking but you need to pay the council to use it.

Me: freelance media professional, I often work from home though not always. My work hours are sometimes early/late - I am quiet but if you are a light sleeper that can't tolerate the sound of me making a coffee at 6am, it would not be the place for you. Likewise, I am happy with whatever hours you keep. Also, I am fully vaccinated -- something I would expect from any lodger, both as a health matter and a sign of courtesy and intelligence.
